More than 15 years renovating homes

Tired houses,
properly rebuilt.

We buy the ones that need everything — probate, repossession, sat on the market for months — and rebuild them from the wiring out.

Before and after

The expensive part is behind the plaster

Roof, wiring, plumbing, insulation and drainage come first — the entire budget if necessary, before a tin of paint is opened. It photographs badly and it is the only reason the rest of it lasts.

Kitchen and dining

A cramped galley became a single open kitchen and dining space.

The dividing wall came out and a steel beam went in, signed off by building control. Services were rerouted before any of the finishes were chosen, and the floor was insulated underneath rather than simply covered over.

Kitchen

A dark kitchen turned into the brightest room in the house.

Rather than adding lights to a dark room, we widened the opening to the garden and moved the run of units to the opposite wall. The extra daylight cost less than the lighting scheme it replaced.

Reception room

Dated and cold, rebuilt around the original fireplace.

The chimney was reopened and lined, the walls insulated internally, and the original mouldings repaired by hand where they had been damaged. Everything that could be restored was restored rather than replaced.

Selling to us

Why people sell us a house instead of listing it

Usually because the house needs more work than they want to take on, and they would rather have certainty than the highest possible number.

We buy it as it stands

No cleaning it up, no fixing the boiler first, no getting quotes to make it presentable. The state of it is the reason we are interested.

No agent, no fees, no viewings

You are selling to the person who will do the work, not listing it and hoping. That means no commission and no stream of strangers through the house.

No chain to collapse

We buy with cash rather than a mortgage, so nothing depends on a lender or on someone else selling first.

We say what we mean

One offer, explained properly, and we do not reduce it later unless a survey turns up something genuinely new. If we cannot make it work, we tell you straight away.

How it works

Four steps, and you can stop at any of them

  1. 01

    Tell us about the house

Four questions, under a minute. Type, size, rough condition and how soon you want to move.

  2. 02

    We come and look

Once, at a time that suits you. We are looking at the structure and the services, not at how tidy it is.

  3. 03

    One offer, explained

We tell you what we would pay and how we arrived at it. If it is not enough for you, that is a fair answer.

  4. 04

    You pick the date

The solicitor works to your timescale. If you need longer to find somewhere, that is not a problem.

Got a house that looks like the left-hand side?

Four quick questions and we will tell you honestly whether it is the sort of thing we take on. If it is not, we will say so — and tell you what we would do instead.

Takes under a minute. No obligation, no valuation booked over your head.
